Mould & damp inspection across South Africa
A mould inspection traces visible mould back to its water source and establishes which of the three damp mechanisms is at work — rising, penetrating or condensation — because the repairs are completely different. Expect R1,800 to R4,500 and a written report within 48 hours. Which mechanism dominates depends on where in South Africa you are.
The three mechanisms, and why it matters which one you have
- Rising damp
- Groundwater drawn up through masonry with no damp-proof course, or one bridged by later paving or plaster. A tide mark up to about a metre with salt bloom at the top edge. The least common of the three and the most over-diagnosed.
- Penetrating damp
- Water entering horizontally through failed waterproofing, cracked parapets, blocked gutters or perished sealant. A patch unrelated to floor level that darkens after rain and dries between.
- Condensation
- Generated inside the building when moist air meets a cold surface. By far the most common cause of visible black mould in South African homes, and the only one where the building is not leaking at all — so no amount of waterproofing will change it.
Nearly every unsuccessful mould treatment is a correctly applied remedy for the wrong mechanism. That is what an inspection is for.
