We are software, not an inspector

HomeInspectOS provides tools that inspection businesses use to record and present their own findings. We do not attend properties, do not inspect anything, and do not verify what is recorded. Any report produced with this software reflects the assessing inspector's own judgement, and questions about it should go to them.

A report is not a guarantee

A home inspection is a visual, non-invasive assessment of accessible areas on a particular day. It is not a warranty against defects, an insurance policy, or a prediction of future condition. Concealed defects, and defects that emerge later, fall outside what any visual inspection can establish.

Not a Certificate of Compliance

Observations about electrical, gas, plumbing or electric fence installations are general condition comments only. South African law requires the relevant Certificate of Compliance to be issued by a registered person for that trade. Nothing produced by this software substitutes for one.

AI-assisted features

Some features use artificial intelligence to draft narrative text and to suggest indicative repair cost ranges from findings the inspector has recorded. This output:

  • is a draft for a qualified person to review and correct
  • is not a professional, engineering, or legal opinion
  • may contain errors, and cost estimates are broad indications only
  • must never be relied on as the sole basis for a property decision

Findings themselves are always recorded by the inspector. AI is not used to decide whether a defect exists or how severe it is.

Before making a decision about a property, engage the appropriate qualified professional — a structural engineer, registered electrician, plumber, or attorney — for the matter concerned.
